Engineer

821000: Multi Family

Job Purpose

Responsible for the daily operation, maintenance, preventative maintenance and repairs to plumbing, electrical, HVAC and all other building systems.  Must have working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations and be able to act upon any conditions that are out of the ordinary. The Engineer is required to conduct all business in accordance with company policies and procedures, state and federal laws; e.g. OSHA. ADA. Fair Housing, etc.

Duties and Responsibilities

     General Duties

  • Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions.
  • Conduct periodic general preventative maintenance on the mechanical, electrical, HVAC, and plumbing systems.  This involves normal lubrication, adjustment, cleaning, replacement of consumable parts (such as filters, indicator lights, etc.), and periodic testing of the equipment.  These systems include, but are not limited to; air handling units (including both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling plant and all plumbing system components.
  • Assist with installation and modification of building equipment systems.
  • Respond quickly to emergency situations.
  • Perform and/or oversee electrical and plumbing repair and troubleshooting.
  • Perform and/or oversee water treatment and testing.
  • Perform all assigned work so as to ensure the safety of the building's tenants and the continuous operation of the site.
  • Prioritize service calls and follow-up upon completion.
  • Troubleshoot, evaluate and recommend equipment/service upgrades
  • Coordinate maintenance efforts with outside contractors and technicians when work cannot be performed in-house. Coordinate contractor, tenant and management approvals for work orders that require the use of an outside contractor.  Maintains log of work order details.
  • Orders parts and supplies as required, and maintains stock and inventory control.
  • Work with Site Manager in planning and controlling annual and capital budgets.
  • Be responsive to tenant complaints in the areas of safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems.
  • Prepare and maintain maintenance logs and records.
  • Be familiar with and conform to all written operating procedures associated with site.
  • Ensure the cleanliness and appearance of all work areas.
  • Perform other duties as assigned.

      Qualifications

  • Bachelor's degree preferred, or equivalent combination of education and experience.
  • Minimum of 5 years experience in building operations, engineering and equipment and systems maintenance
  • Ability to handle multiple projects and make decisions.
  • Holds necessary/required licenses.
  • Completion of College or Technical School HVAC Certificates
  • Chief Engineer/1st Class Engineer License
  • Knowledge and understanding of blueprints.
  • Completion of Building Operator Program Coursework, Engineering Technical Training, Building Operations and Maintenance Training Certificates of Completion.
  • Valid Driver's License.
  • Strong customer service, communication and computer skills.

 

Working conditions

  • Work Hours: 40 hours per week; weekends as circumstances warrant; on-call on a rotating basis and for emergencies
  • Specific with general property/building management. 
    • Indoors (66% to 100% of the time). Frequently outdoors (33% to 66% of the time), all conditions, often for extended periods
    • Occasional exposure (1 % to 33% of time) to paint fumes, solvents, adhesives, etc. Example: Office/Apartments during/after make-ready
    • Frequent need (33% to 66% of the time) to work in awkward and confining positions.

  • Constant need to be on feet/to perform the following physical activities (66% - 100%):
    • Bend/Stoop/Squat/Kneel – Perform routine maintenance/ repairs, pick up tools and needed equipment.
    • Climb Stairs, Push and or Pull, Reach above shoulder
    • Climb Ladders, Grasp/Grip/Turn
    • Finger Dexterity – handle tools, equipment, maintenance repairs
    • Write - Inventory maintenance requisitions, work orders and reports
    • Lift/Carry (supplies, replacement parts, ladders, etc.)
      • Constant (66%-100%) – 1-25 lbs.
      • Frequent (33%-66%) – 26-75 lbs.**
      • Occasional (1% - 33%)– 76-150 lbs.**
      • Rare (less than 1%) – over 150 lbs.**

**Lifting or carrying of weights exceeding 50lbs must be accomplished with assistance from one or more persons.  Examples of heaviest items lifted include washer/dryers, refrigerators, A/C Units, etc.               

Vision requirements

  • Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and clients. Constant need to see small detail when performing routine maintenance duties.
  • Frequent need (33% to 60% of the time) to see things clearly beyond arm's reach (oversee assistants, observe problems throughout the community).

Hearing requirements

  • Constant need (66% to 100% of the time) to communicate with assistants, client staff, vendors and clients. Must use listening skills to diagnose needed repairs, etc.

Speaking requirements

  • Constant need (66% to 100% of the time) to verbally communicate with assistants, client staff, vendors and clients.

Driving/Traveling requirements

  • Frequent need (33% to 66% of the time) to utilize personal transportation to pick up replacement parts and supplies from vendors. Rotation "on call" status may occasionally require expedient travel to assigned property at a moment’s notice. Pick up and deliveries to the regional office.
  • Must have and maintain a valid drivers’ license and automobile insurance coverage.

Reasoning Development requirements

  • HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action.
  • Must effectively convey ideas, images and goals to a diverse group of personalities.
