Building Maintenance Tech

Job Summary

The Building Maintenance Technician plays an essential role in the upkeep of our properties. The Maintenance Tech provides necessary repairs for all aspects of the units and is responsible for ensuring that all buildings are in make-ready condition. The Building Maintenance Technician may also respond to service work orders that involve less technical tasks.

Proof of Vaccination is required 

Duties and Responsibilities

 

Maintenance Duties

  • Perform repairs to ensure that all units are make-ready in a timely manner.
  • Perform work order requests if necessary.
  • Ensure the grounds are always free of debris and rubbish.
  • Maintain control for inventory and utilization of maintenance materials and supplies.
  • Paint interior and exterior when required.
  • Responsible for keeping the maintenance shop clean and up to NHHI’s standards at all times.
  • Identify and correct hazardous property conditions.   
  • Repair and Report to supervisor needed maintenance or liability hazards.
  • Perform preventive maintenance on equipment/apartments.
  • Attention to detail and high standards are a must.

 

Record Keeping Duties

  • Assist in the annual inventory of property and supplies.

 

Customer Service

  • Building Maintenance Techs must possess a positive attitude and convey a sense of pride in the work that is done. In addition, Maintenance techs must professionally represent New Hope Inc. and demonstrate patience at all times. Complete confidentiality is expected of Building Maintenance Technician with regards to both company and resident affairs.

 

 

Other Duties

  • May be requested to assist in other areas of property including painting, grounds keeping, trash pick-up, pool maintenance, housekeeping, office support, etc. depending on property needs.
  • Assist in moving furniture and other heavy items as directed by supervisor.
  • Perform additional duties as deemed necessary by supervisor.
  • Maintain a professional appearance in uniform and display a good attitude at all times.
  • Understand the importance of a good attitude and team spirit.
  • THIS IS AN ON-CALL POSITION.  MUST BE AVAILABLE FOR OVERTIME AND ON-CALL WORK.

 

Qualifications

 

  • Knowledge and understanding of New Hope Housing, Inc. organization, goals and objectives, and policies and procedures.
  • Basic knowledge of hand tools and ability to diagnose problems with and repair the following:
    • HVAC
    • Basic Plumbing and Electric
    • Sheetrock & General Carpentry
    • Painting
    • Locks & Keys
  • Knowledge of janitorial procedures with experience in burnishing, stripping and waxing of floors is preferred
  • High School Diploma or GED
  • Knowledge of the materials, methods, implements and devices used in cleaning property areas.
  • Ability to work under pressure and time constraints (due to schedule of last-minute job requests)
  • Professional appearance and demeanor
  • Good organizational skills
  • Good verbal skills
  • Ability to work with people of diverse social, economic and ethnic backgrounds.
  • Ability to work independently, with initiative and exercise good judgment in problem-solving.
  • Willingness to perform varied tasks.

 

Attendance and Punctuality

 

Attendance is an essential job function. This position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when required.

THIS IS AN ON-CALL POSITION- 24 HOURS A DAY, 7 DAYS A WEEK, 52 WEEKS PER YEAR.

 ABILITY TO WORK A VARIED SCHEDULE INCLUDING OVERTIME, WEEKENDS, AND HOLIDAYS AS REQUIRED.

 

Physical Requirements

 

Must have the ability to lift moderately heavy objects up to 25lbs. and perform duties requiring extensive maneuverability and normal strength.

 

Equipment

  • Position requires individual to be able to use general maintenance equipment including, but not limited to: hand tools (must supply), paint equipment, ladders, some landscaping equipment, and required safety equipment.

 

 

 

Transportation Requirements

 

Reliable transportation is required at all times. If an employee utilizes the bus service, private reliable transportation is required if bus service is not available during an assigned work shift.
